All of the trim boards on the gable ends have been replaced. Clear white pine was used and all sides were primed with oil based paint before they were installed. 

The roof was completely stripped and new 30 year guarantee dimensional shingles were applied. Also new metal flashing around the chimney was installed using the best method of step and counter flashing with a saddle behind the chimney. 

The gutters were removed and painted and reinstalled very securely. Screens were installed to keep out leaves. 

All deterioration and cracks in the concrete floor of the side porch were repaired and the floor painted. The ceiling was sanded, cleaned and painted. The screen framing and the screens were replaced, (less than a year ago). 

The old back porch was demolished and a new screen porch built. The floor is covered with terra cotta tile and the roof is corrugated fiberglass reinforced plastic. The roof extends over the basement stairs. The block walls of the stair well were replaced, and a driveway slab was poured. 

All of the kitchen cabinets were removed and refinished inside and out. New hinges and pulls were installed. Three new cabinets were built and a minor change in the layout was made. New post formed plastic laminate slate textured counter tops were installed. All old flooring was removed and new underlayment and luxury vinyl tile installed. New stainless steel sink, Kohler faucet, disposal, refrigerator, range hood, dish washer and stove were installed. The dish washer once when it was first installed to test it. The oven has never been used. 

All cracked or damaged ceramic tiles in the bathroom have been replaced. The old sink and toilet have been replaced with Kohler Memoirs style units. The old bathtub drain and trap have been replaced. The tub faucet, spout and shower head have been replaced with Kohler Memoirs shower valve, spout and shower head. New frameless glass sliding door installed. All old flooring was removed and luxury vinyl tile installed. The paint was completely stripped from the walls and ceiling, all cracks and damage repaired and repainted. 

The fireplace stone was thoroughly cleaned. The solid brass fireplace set was cleaned, polished and lacquered. The old hearth stones were replaced with red slate. 

The walls and ceilings throughout the house are plaster. Three years ago I repaired all cracks, holes and other damage and repainted. There was considerable deterioration around the window openings but the repairs have all held up very well since then. 

Except for the kitchen and bathroom all of the floors are oak hardwood. Less than a year ago they were completely sanded, stained and refinished. There are grey wool area carpets for the hallway, dining and living rooms which were professionally cleaned. They do not have any worn areas but there are a few small stains. 

The stained wood baseboard is all new, completed in June of 2017. I have the cutter knives which I will give to the new owner. 

All of the doors, door frames and trim have been refinished. It would have been much, much easier and faster to paint the doors, trim and baseboard a solid color but the natural wood maintains the original character of the house and looks better. 

All of the switches and electrical outlets have been replaced. The cover plates are original and all match. The curtain traverse rods are all in good working order. 

The HVAC system, 92.1% efficient furnace and 15 SEER AC, was installed all new including duct work in 2012 and has been working perfectly. The furnace, air handler and coil are located in the attic which eliminates duct work in the basement in case the homeowner would like to finish the basement. The duct work is insulated with 6” of fiberglass which is twice the thickness required by code. The return air filter is electrostatic and washable. 

The space between the ceiling joists under the wood floor in the attic is filled with loose cellulose insulation. It is completely full with no voids. There is 6” fiberglass insulation under the main floor. 

The windows are original. They are casements made with thick aluminum extrusions and have removable storm windows that cover the glass area. The weather stripping had been replaced so they are about as energy efficient as they can be. To improve the efficiency panels were made with clear acrylic with a wood frame and foam gasket all around for each window. They friction fit into the opening creating a 6” insulating air space which also prevents condensation. They are also an excellent sound insulator. 

The basement houses the washer/dryer and workshop and plenty of storage. With direct access to back yard. The back yard has beautiful screened porch and a grassy area for sports and other activities. This home has so much to offer.
